Blog | Reminder: Review the City of Cape Town’s Supplementary Valuation Roll

Every year, the City of Cape Town is required to certify and publish at least one Supplementary Valuation Roll (‘SVR’). The SVR ensures that property values remain accurate and up to date between the publication of General Valuation Rolls (‘GVRs’), the last of which closed for comment in mid-2023.

The SVR includes properties that were not listed in the last GVR as well as those that have been altered in some way. According to the Local Government: Municipal Property Rates Act, a property may appear on the SVR if:

  • It was incorrectly valued or recorded on the last GVR due to an error;
  • It was omitted from the roll altogether;
  • It has been newly added to the municipality;
  • It has been subdivided or consolidated;
  • Its category has changed;
  • A building plan has been approved; or
  • Its market value has changed significantly since the last roll.

If your property appears on an SVR, you’ll receive two notices:

  1. Notice 1 after the valuation, which gives you the right to request a review; and
  2. Notice 2 once the SVR is certified, which outlines your right to object to the valuation and explains the objection process.

Official forms must be requested and submitted via valuationsobjection@capetown.gov.za.

The Second Supplementary Valuation Roll to GV2022 (‘SV02/GV2022’) was certified on 30th June 2025. Property owners have until Friday, 29th August 2025 to object to these valuations. Importantly, no late objections will be accepted.

Cape Town property owners are strongly encouraged to review their valuations and act promptly within the objection period – or risk being billed for rates based on an inflated or incorrect valuation.
