The SVR ensures that property values remain accurate and up to date between the publication of General Valuation Rolls (\u2018GVRs\u2019), the last of which closed for comment in mid-2023.<\/p>\n<p>The SVR includes properties that were not listed in the last GVR as well as those that have been altered in some way. According to the Local Government: Municipal Property Rates Act, a property may appear on the SVR if:<\/p>\n<ul>\n<li>It was incorrectly valued or recorded on the last GVR due to an error;<\/li>\n<li>It was omitted from the roll altogether;<\/li>\n<li>It has been newly added to the municipality;<\/li>\n<li>It has been subdivided or consolidated;<\/li>\n<li>Its category has changed;<\/li>\n<li>A building plan has been approved; or<\/li>\n<li>Its market value has changed significantly since the last roll.<\/li>\n<\/ul>\n<p>If your property appears on an SVR, you\u2019ll receive two notices:<\/p>\n<ol>\n<li>Notice 1 after the valuation, which gives you the right to request a review; and<\/li>\n<li>Notice 2 once the SVR is certified, which outlines your right to object to the valuation and explains the objection process.<\/li>\n<\/ol>\n<p>Official forms must be requested and submitted via <a href=\"mailto:valuationsobjection@capetown.gov.za\"><u>valuationsobjection@capetown.gov.za<\/u><\/a>.<\/p>\n<p>The Second Supplementary Valuation Roll to GV2022 (\u2018SV02\/GV2022\u2019) was certified on 30<sup>th<\/sup> June 2025. Property owners have until Friday, 29<sup>th<\/sup> August 2025 to object to these valuations.
